Fruit looks off for it to be E.moorei, plus the buds aren't clustered as one might expect.......

I made this suggestion using the ACT Gov urban planting standard. Don't think E. gregsoniana features on that list but E. lacrimans does. They're both snow gums, could it be that?

Keyed it to 14 species in Euclid of which e.gregsoniana is by far and away the most likely. I think the ID looks promising.

Let's call this E.gregsoniana, this was planted as a street tree in parts of Condor and Banks so its not unreasonable for it to be planted here. It is certainly the best suggestion that I can think of.

Yes it was the first thing that came to mind when I saw this tree. We have one planted at our place which is flowering now as well so provided a good comparison and matches quite well to this plant, in addition to using the key which produced this as a very likely candidate.
